BUYER AGENCY
 
A buyer can engage the services of a real estate agent to purchase property and the real estate agent is then the agent for the buyer who becomes the agent's client.  This means that the real estate agent represents the buyer.  The agent owes the buyer undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability, provided, however, that the agent must disclose known material defects in the real estate.  The agent must put the buyer's interest first and negotiate for the best price and terms for the client, the buyer.

  • We Can provide you with information regarding the process, the property, and the market conditions.
  • We Can direct you to the experts and professionals that will have the information you need that are outside our area of expertise.  (We Can't get rebates or kickbacks from professionals we may recommend.)
  • We Can keep information about your personal finances and motivations for buying strictly confidential, (and Can't share this information without your written permission).
  • We Can advise and guide you within the process and provide you with comparable sales information on specific properties.
  • We Can give you choices and inform you of the possible effects of each. (But We Can't make your decisions for you.)
  • We Can direct you to a selection of lenders who can assist you in pre-qualification and mortgage financing.
  • We Can help you plan a successful offer and negotiating strategy, (but We Can't guarantee you that we can help you obtain properties below current market value).
  • We Can, and Must, by law disclose any know material facts and defects about any property.
  • We Can direct you to the Board of Education  for information about school systems, (because we Can't tell you wich school system would be best for your children).
  • We Can direct you to town halls to discover any/all information about community or neighborhood to help in your decision making process (becase We Can't decide for you which community or neighborhood is best for you).
  • We Can direct you to the police department for safety statistics about the neighborhood you like.
  • We Can't violate State, Federal or Fair Housing Laws.
